A sale agreement (agreement to sell) is a promise to transfer a property on agreed terms in future — it does not make you the owner. A sale deed is the registered document that actually transfers ownership. Paying on an agreement without the deed being executed and registered is a common trap.

Why the distinction matters

An agreement to sell sets out conditions — price, timeline, what happens if either side backs out — but you are not the owner until the sale deed is executed and registered. Handing over large sums on an agreement, without the deed following, is one of the more common ways buyers get into trouble. Treat the agreement as a step towards the deed, not a substitute for it.

Where auctions fit

A bank auction does not use a sale agreement in this sense. You bid, pay, and the bank issues a sale certificate that transfers the property to you — the certificate, once registered, plays the role the sale deed does in an ordinary sale. So at auction the thing to track is the payment timeline and the sale certificate, not an agreement to sell.
