Patta transfer and mutation
last updated 2026-07-21
Registering the sale deed transfers ownership, but it does not change the revenue record. Patta transfer, or mutation, updates the patta into the buyer's name. In Tamil Nadu you apply on the Revenue e-Services portal; a village officer inspects and the tahsildar approves. Skip it and utilities, tax and resale get complicated.
Why registration alone isn't enough
A registered sale deed makes you the owner in the registration records — but the revenue record, the patta, still shows the previous owner until you apply to change it. That second step is mutation, or patta transfer.
What goes wrong if you skip it
- Utility connections (electricity, water) can't move to your name.
- The property-tax demand stays against the seller.
- A future resale, building approval or loan against the property can stall.
How to apply
You apply through the Revenue Department's e-Services portal (eservices.tn.gov.in). A village administrative officer conducts a field inspection to verify the buyer, seller and boundaries, and the tahsildar reviews it and approves the mutation, issuing the updated patta. Documents usually needed include the registered sale deed (or sale certificate), the encumbrance certificate, property-tax receipts, ID proof and the existing patta. Routine transfers commonly close in a few weeks, though it varies; you can track the application status on the same portal. Confirm current fees and steps on the official portal — see the sources.
The bank-auction angle
After you win a SARFAESI auction, pay in full and register the sale certificate, patta transfer is the step that puts the land record in your name. Building it into your post-purchase plan — with the sale certificate and encumbrance certificate ready — avoids the utility and tax headaches later.
Frequently asked questions
Does patta change automatically after registration?
No. Registering the sale deed does not update the patta. You have to apply separately for patta transfer (mutation) to get the revenue record into your name.
How do I apply for patta transfer in Tamil Nadu?
Through the Revenue e-Services portal (eservices.tn.gov.in). A village officer inspects and the tahsildar approves, using your sale deed or sale certificate, the encumbrance certificate, tax receipts, ID and existing patta. You can track status online.
Do I need patta transfer after a bank auction?
Yes. Once you have paid in full and registered the sale certificate, apply for patta transfer so the land record reflects your ownership — otherwise utilities, tax and resale stay tied to the previous owner.
