Checking a project on TNRERA
last updated 2026-07-21
TNRERA is Tamil Nadu's real-estate regulator. Any project with more than 8 units or over 500 sq m must register before it is marketed, and only registered projects can legally take booking amounts. You can verify a project and its promoter free on the official TNRERA portal, no login needed.
What TNRERA registration tells you
Under the Real Estate (Regulation and Development) Act, a Tamil Nadu project with more than 8 units or a plot over 500 square metres must be registered with TNRERA before it is advertised or sold, and only a registered project can legally accept booking money. A valid registration is a baseline signal that a new project is on the regulator's record.
How to check
- Go to the TNRERA portal (rera.tn.gov.in).
- Open Registered Projects / Project Status.
- Search by project name, promoter (developer) name, district, or registration number.
- Read the status — Registered, Pending, Rejected or Revoked — and the promoter's other projects and any orders against them.
No login is needed for a basic search. See the official portal in the sources below.
How this relates to auctions — honestly
RERA is aimed at new and under-construction projects, so it is most useful when you are buying from a builder. Bank auctions are usually resale of an individual, already-built property, so TNRERA often will not apply to a specific auction listing. It belongs in your toolkit for the wider property search rather than for most auction lots — and knowing when a check does not apply is as useful as knowing when it does.
